In early 2025, the median size of new single-family homes increased to 2,190 square feet, reflecting a rebound from the smaller sizes observed during the pandemic’s peak. This uptick suggests that builders may be responding to expectations of declining long-term interest rates, potentially signaling a shift toward larger homes in the near future.
According to NAHB, “The average size of a new single-family home, on a one-year moving average basis, trended higher to 2,386 square feet, while the median size is at 2,172 square feet.”
