B&D Interview: Scott Ilizaliturri, President, Promontory HOMES
by
In the September issue of Builder and Developer, Ilizaliturri discusses what sets Promontory HOMES apart
Builder and Developer: Tell us the story behind founding Promontory Homes:
Scott Ilizaliturri: Promontory HOMES’ roots run back to the earliest days of Promontory. It was the original construction arm of Promontory’s developer, referred to as the Cabins. Promontory’s Cabin company was founded to provide a broad range of construction services for Promontory’s amenities, such as the golf courses and the supporting Promontory Club amenity buildings and structures.
In 2010, Promontory HOMES was established in order to focus on the growing demand for alternative new luxury homebuilding. We are unique in that we are supported and funded by the developer of Promontory, Francis Najafi. Our initial footprint was small and strategic, primarily focused on what we call today our Villa and Residence product lines. It was boutique in nature, both in company size and in execution.
Over the years, our reputation has grown, along with an increased demand for our streamlined process. We now have over 26 direct staff members, not including our extensive supporting consulting groups of architects, engineers and designers. We have elevated our construction capabilities to delivering over 40 luxury homes a year with a wider range of product offerings from 1,800 square feet up to 7,500 square feet. Promontory HOMES has built more than 400 homes of the just over 1,000 homes within Promontory.
We have also constructed several amenity projects on site, including member favorites such as the award-winning The Shed, The Beach Club, The Hills Clubhouse and Sage Restaurant, just to name a few. We are Promontory’s experts when it comes to new luxury construction.
B&D: When Promontory HOMES was established, the goal was to eliminate the friction of time and money in custom luxury homebuilding. Looking back, how has the company’s vision evolved to meet today’s market realities?
SI: Every business decision we make is grounded in simplifying the customer experience and ease of their requirement commitment. We’ve added more customization and personalization to our process to better serve a broader clientele with specific lifestyle needs.

B&D: What is the next major evolution you foresee in luxury homebuilding over the coming years?
SI: It has already begun, but convenience and access to what is traditionally in commercial spaces is being brought into the residential space, essentially making the home more versatile than it was before.
Examples of this we are seeing include wellness and recovery modalities such as infrared saunas, red light therapy rooms and cold plunges.
B&D: The Picasso model received a Gold Nugget Award for Best Single-Family Detached Home 2,500 to 3,000 sq. ft.. What key design principles or innovations in that home do you think set it apart in such a competitive category?
SI: The Picasso is a plan design within our Villa product type. We have built this product for more than 10 years.
We took feedback gathered over that time and designed it to solve each of the concerns other plans may have encountered.
We feel we hit gold with achieving solutions to all challenges: higher bedroom and bathroom count, all ensuite suites, open concept living, vaulted ceilings, large expanses of glass, large outdoor patios and outdoor living spaces, single-level living without stairs, with an exterior design that has curb appeal, all below 3,000 square feet.
B&D: Beyond the award itself, what does this win mean for the team behind the scenes who execute these details every day?
SI: It’s a testament to what our team works hard every day to achieve and to help Promontory members realize their dream home, which in many cases is a destination vacation home. We strive to be a differentiator, a problem solver and to accept every challenge as an opportunity rather than a defeat.
